Brentwood Planning Commission Approves Tractor Supply Company Application

The Brentwood Planning Commission approved an application by Tractor Supply Company on Tuesday night for a 19,028-square-foot retail facility sitting on 2.82 acres at the intersection at Brentwood Blvd and Harvest Park Drive.

In a 4-0 vote, with Commissioner Lance Crannell recusing himself, the city made the first step in the application process. The company reported $6.2 billion in sales last year.

Currently, the closest Tractor Supply Co Stores are located in Dixon, Galt, Jackson, and Lodi.

According to the staff report:

The proposed project includes development of an approximately 2.82-acre site within a commercial retail and industrial area of Brentwood known as Harvest Business Park. The entitlement request includes a 19,028 square-foot Tractor Supply Company retail store. A 15,000 square-foot fenced enclosure is also included as a part of the site design within which larger palletized materials or vehicles may be stored and displayed.

At its maximum operating level, the store is projected to employ up to 18 people, both full-time and part-time, with six to eight employees on-site to fulfill maximum staffing needs and with an average shift staffed by three to six employees. The store would generally be open daily from 7:00 am until 7:00 pm. Deliveries typically take place during normal working hours, and would typically consist of five to  six loads each week.

Tractor Supply Company is a chain of approximately 1,465 retail stores across the nation that offers home improvement, agriculture, and lawn and garden products, as well as livestock, equine, and pet care materials. The chain is coincidentally headquartered in Brentwood, Tennessee. The project site is located immediately north of the intersection of Brentwood Boulevard and Harvest Park Drive.

Commissioner Joseph Weber requested that recycled water be used during construction since he saw the impact it had on the Highway 4 / I-160 Connector Project. The applicant agreed.

Brad Youth, applicant, stated they have been working hard with city staff during this process to implement changes as needed and as well as they could.

“We are excited about the project,” said Youth. “It’s also not a problem to use recycled water on the project during the construction.”

Commissioner Weber said the design review and layout of the building was thrilled to know Tractor Supply Company will find a home in Brentwood.

“It will be an embraced with many of the things it will provide. It’s a beautiful building and layout,” said Weber. “With the things and history that Tractor Supply represents as a retailer, whether it’s promoting 4-H or Equestrian, it’s a place where people can spend their money in Brentwood and that is exciting to know that will happen. Quite frankly, it’s one more piece on the link on Brentwood Blvd. that continues to grow and develop.”

Commissioner Fink said he believed this building and project will be very well done.

“I met with the applicant, and I do like that they incorporated our changes into the building,” said Fink.

Commissioner Claudette Staton stated she was excited to see a new business come to Brentwood. She stated she was in favor

Commission Chair Dirk Zeigler supported the project.

“I am all in favor of this and it will be a great addition to Brentwood. In talking with the applicant, what I am excited about is the community involvement which they have talked about. It’s a great long-term addition,” said Ziegler.

The commission then voted 4-0 on approval. The item will now head to the Brentwood City Council for further approvals.

Wow. Right NEXT to Ace Hardware!!! Boo hiss Planning Commission. The Thorpe family has employed so many in this community and taken risks of building business here when so many wouldnt. So….we have to put them out of business? I love Tractor Supply but no one has better customer service than Ace Hardware. I would have liked to see them prodded toward a more convenient location like the Antioch-Brentwood border. Very poor planning here.

I’m glad I won’t have to drive to Lodi anymore. This will be great. Cathy, I don’t see how this will put ACE out of business. They might lose a few sales, but ACE and Tractor Supply only have a little overlap; Tractor Supply is not really a hardware store. If ACE had what I needed, I wouldn’t be driving all the way to Lodi for Tractor Supply. Likewise, ACE is one of the last real hardware stores and I certainly won’t be able to get the things I need from them elsewhere.
