Home Prices Up in East County Compared to Last Year

Cathy Daniel of Ridgewater Real Estate Serviceswas kind enough to provide us with the most recent real estate figures as of February 10 on where the real estate market stands in East Contra Costa County.

We asked her for data from January 1 through February 10, 2013 to compare it to data from January 1 through February 10, 2014. The market has gone up in East County since this same time period.

  • Antioch home prices are up 16%
  • Brentwood home prices are up 10%
  • Discovery Bay home prices are up 5%
  • Oakley home prices are up 21%

Here is a look at the current market:

Active:

  • Antioch has 72-listings with an average sale price of $351,540 with 46 average days on the market
  • Brentwood has 52-listings with an average price of $676,383 with 78 average days on the market
  • Discovery Bay has 61-listings with an average price of $672,803 with 98 average days on the market
  • Oakley has 23-listings with an average price of $389,000 with 28 average days on the market.

Active REO (Foreclosures)

  • Antioch has 11-listings with an average price of $238,272 with an average 42 days on the market
  • Brentwood has 94-listings with an average price of $371,632 with an average of 66 days on the market
  • Discovery Bay has 1-listing with an average price of $206,900 with an average of 19 days on the market
  • Oakley has 4-listings with an average price of $237,950 with an average or 60 days on the market

Active (Short Sales)

  • Antioch has 7-listings with an average price of $289,342 with an average 54 days on the market
  • Brentwood has 99-listings with an average price of $299,000 with an average of 34 days on the market
  • Discovery Bay has 1-listing with an average price of $950,000 with an average of 25 days on the market
  • Oakley has 2-listings with an average price of $299,250 with an average or 1 day on the market

Thank you good stuff, interesting the gap between Brentwood and Antioch has really changed, much greater than in the past few years. It shows when you have proactive City Council and Mayor what can happen in the same Market Area.

Consider the same Meritage built homes between the two. Antioch has a depressing lower value by at least $100k

So what is it that keeps property values in Oakley closer to Antiochs than Brentwoods is it all the tax assessments ?

Mac I would believe it is because SOME of the properties have higher tax assessments, the fact that there is no real downtown to Oakley(compared to Brentwood), there is no real tax basis in Oakley, no shopping….they have a greater number of older and smaller homes. But I do NOT believe Oakley is a bad place to live.
